Enjoy this lush and private property set on a quiet street 2.5 miles from downtown Edgartown shops & restaurants and 4 miles from State and South Beaches. Property abuts conservation land in the back (Felix Neck) and is fenced in from neighbors for total privacy on a large lot (2/3 acre). Mature planting and trees (including several hydrangeas), a large deck across the front of the house, and a large grassy yard, make outdoor living a key feature of this home.
Inside, you will find a large, light, and modern kitchen with amble cabinet space and counter seating for 4, making it the center of the home. The dining area is open to the kitchen, with seating for 6 people. Kitchen is fully equipped, with all new small appliances, and all pots/pans/dishes, etc. brand new in 2019.
Rounding out the first floor is an open living room with relaxing seating options and 52-inch smart TV (Comcast Cable + access to Netflix, Hulu, etc.). Two sliders provide tons of light and provide access to the deck. All living room furniture is brand new for 2019, including a pull-out couch with a comfortable memory foam mattress. Cabinets are stocked with games, puzzles and books for both kids and adults.
Up a few steps from the kitchen are the 3 bedrooms and 2 full baths. The Master is private and bright, with access through sliding doors to a private deck perfect for quiet morning coffee. Master has its own bath with tub and shower, and new marble-top vanity. There is also a large closet to store your luggage, which makes for nice separation between the master and the rest of the home. The Master has a brand-new King size memory foam mattress and is made up with fresh white linens for each guest (including freshly-laundered blankets and duvets).
Next to the master lies the large guest bath (again with a full tub and shower). The guest bedroom is just beyond the master bath, outfitted with a brand new Queen memory foam mattress. All white linens are also used in the queen bedroom for a fresh hotel-like feel.
The kids bedroom lies at the end of the hall (making it a quiet spot away from the main living area). This room features 2 sets of bunk beds (4 total beds) and cute nautical decor. These beds features crisp white sheets and are covered in madras plaid quilts that are freshly laundered for each quest. Kids closet provides additional storage with several shelves and cubbies for storing belongings.
Home is perfectly located, on the bike path (~15 minute ride to town) and a 5 minute drive into Edgartown. The quiet neighborhood and well-kept dirt roads are perfect for walks or bike riding, with expansive views across Sengekontacket Pond across to the ocean beach. Felix Neck Wildlife Reserve starts at the back of the property (can walk through the woods to connect to the trail system and Felix Neck’s beach). ~1 mile from the house is the Edgartown Boat Launch on Sengekontacket. Pond is great for clamming, with weekly licenses available at Town Hall.
